FOR LANDLORDS

What is a CP12, and do I need one?

A CP12 is the name most people use for a landlord gas safety record. Under the Gas Safety (Installation and Use) Regulations 1998, if you rent out a home with gas, you must have it checked every year and keep a record of the check.

This applies to houses, flats, HMOs, student lets and holiday lets. If the property is managed by a letting agent, the duty still sits with you, so make sure your contract says who arranges the check.

Have every gas appliance, fitting and flue you provide checked by a Gas Safe registered engineer every 12 months
Give a copy of the gas safety record to existing tenants within 28 days of the check
Give new tenants a copy before they move in
Keep each record for at least two years
Keep gas pipework, appliances and flues in safe working order between checks
We’ll remind you when it’s due. And you can have the check done up to two months early and keep the same anniversary date, so you never lose any time.
WHY IT MATTERS
It protects your tenants, and it protects you.
Carbon monoxide can kill. A badly burning boiler, cooker or fire can leak this gas without anyone noticing – you can’t see it, smell it or taste it.
Leaks cause fires and explosions. A tightness test finds gas escaping from pipework before it becomes dangerous.
It’s the law. Not having a valid gas safety record is a criminal offence. The Health and Safety Executive enforces it and can prosecute.
Insurers and agents ask for it. Letting agents, mortgage lenders and landlord insurers usually want to see a current certificate.
Carbon monoxide alarms. In England, landlords must fit a CO alarm in any room with a fixed fuel-burning appliance such as a boiler or gas fire (gas cookers excluded). We test your CO and smoke alarms as part of every landlord gas safety check, so you don’t need a separate contractor.

FOR HOMEOWNERS

Own your home? A gas safety check is just as worthwhile.

Homeowners don’t have to get a certificate by law, but your family breathes the same air as any tenant. We carry out exactly the same checks and give you the same written record.

You’ve just moved in and don’t know when the gas was last checked
You’re selling and want to show buyers the gas is safe
You have older appliances, a gas fire or an elderly relative at home
Book it with your annual boiler service and do both in one visit

WHAT WE CHECK

Every gas appliance, every time

Your check covers the boiler, hob or cooker and gas fire. We don’t work on warm air heating units.

01Gas pipework tightness testWe pressure-test the installation to make sure there are no gas leaks anywhere in the pipework.
02Appliances set up correctlyGas pressure and heat input are checked against the manufacturer’s settings.
03Burning safelyWe test combustion on each appliance so it burns cleanly and doesn’t produce carbon monoxide.
04Flues and chimneysWe check the flue is sound and that fumes are carried safely out of the home.
05Ventilation and air supplyAppliances that need fresh air to burn safely must have enough of it.
06Safety devices workingFlame failure devices and other safety cut-offs are tested so the gas shuts off if something goes wrong.
07Visual condition checkEach appliance, its fittings and the meter’s emergency control valve are looked over for damage or wear.
08CO and smoke alarmsTested on every landlord check, with expiry dates noted – no extra contractor needed.
Digital certificate on the dayEmailed to you before we leave – each appliance and where it is, what we found, and our Gas Safe number, ready to send to your tenants.

What happens if we find a problem?

We follow the gas industry’s unsafe situations procedure, and we’ll always explain what we’ve found in plain English.

At Risk
The appliance isn’t safe to keep using as it is. With your permission we turn it off and label it, then give you a fixed price to put it right.
Immediately Dangerous
There’s a danger to life or property right now. We make it safe straight away, label it and explain the next steps.

Many small faults can be fixed on the same visit, so the record can be issued without a second trip.
