DAMP AND LEAK DETECTION

Damp patch? Pressure dropping? We’ll track down the leak.

Hidden leaks cause expensive damage the longer they’re left. We use pressure testing, moisture meters, thermal imaging and acoustic equipment to find the source – then give you a clear report for your insurer.

Signs you may have a hidden leak

Damp patches or staining on walls and ceilings Boiler pressure keeps dropping Water meter moving with all taps off Sound of running water when nothing’s on Musty smells, mould or peeling paint Warm spots on the floor Lifting or swelling flooring Higher water bills than usual
HOW WE PRICE LEAK DETECTION

Two clear stages – you only move on if you need to

STAGE 1 · LEAK INVESTIGATION
£576inc VAT (£480 + VAT)
3 to 4 hours on site
A methodical search by an experienced engineer, including:
Pressure testing to find which system is losing water – heating, hot or cold
Moisture mapping of walls, floors and ceilings
Thermal imaging to trace hidden hot-water and heating pipes
Acoustic listening for leaks under floors and in walls
Inspections and lifting floorboards or access panels to follow pipe runs
A written report with photos to support your insurance claim
Leak found? We close the job there – you pay £480 + VAT.
STAGE 2 · ONLY IF NEEDED
Tracer gas survey
£2,080inc VAT in total
for the full day
If we haven’t found the leak after the initial search, we can move on to tracer gas – with your go-ahead first. The pipework is filled with a harmless gas, which is detected where it escapes through floors and walls.
We stay for the whole day. The £2,080 total covers the initial search, the tracer gas equipment and the extra labour – it replaces the Stage 1 price rather than being added to it.
A gentle word of honesty: some leaks are very hard to find. We’ll use every method we have, but no one can guarantee to locate every leak, so our charges cover the time and equipment used whether or not the leak is found. We’ll always keep you updated and agree any next step with you first.
CHECK YOUR HOME INSURANCE FIRST

Make sure you have trace and access and continuous cover

Finding a hidden leak often means lifting floorboards, cutting into tiled floors or walls, or opening up a ceiling. These two parts of your policy decide who pays for that – and whether your home looks right afterwards.

1. Trace and access cover
Pays to find the leak and to get to it – lifting floors or opening walls – and to make good afterwards.
Most insurers don’t pay to repair the leaking pipe itself – they treat that as maintenance. They pay for getting there and putting things back.
It’s often an optional extra with a limit. Check it’s included and that the limit would cover a full day’s leak detection plus the making good.
2. Continuous (matching sets) cover
If even one tile has to be broken to reach a leak and it can’t be matched, many policies only pay to replace the damaged tile – leaving you with a patched, mismatched floor or wall.
Continuous or matching sets cover means the whole run of matching tiles or flooring can be replaced, so your bathroom or kitchen looks right again.
Check your policy wording, or ask your insurer or broker, whether it’s included.
CLAIM CONCIERGE
Rather not deal with the insurer? We can handle the claim for you.
Through our close working relationship with My Property Claim – a claims concierge firm that works for you, not the insurer – we can take care of your claim on your behalf, from surveying the damage to agreeing the scope of repairs and getting your home put back.
No extra fee to you. My Property Claim’s fee for managing your claim is normally paid by PlumbJax out of the reinstatement works budget.
